Introduction
Cadillac Fairview (CF), one of North America’s largest owners and operators of premium office, retail, and mixed-use properties, undertook an ambitious expansion at CF Chinook Centre, Calgary’s largest mall. The expansion added 180,000 square feet of retail space, with more additions planned. With an increased demand for heat and power, CF sought a sustainable solution that aligned with its commitment to environmental best practices.
To address these needs, CF engaged Catch Engineering to design and implement a Combined Heat and Power (CHP) system that would provide energy-efficient power and heat for the mall’s growing infrastructure. The goal was to achieve cost savings, reduce environmental impact, and maintain operational efficiency while earning additional LEED certifications for the building.
Opportunity to Improve the Asset
With CF Chinook Centre’s expansion, both heat and power usage had surged. The client required the installation of two additional CHP units to generate an additional 350kW of energy-efficient power. However, the project presented several challenges:
- Tight Timeline: The project had to be completed within 8 months, with substantial completion required in just 7 months.
- Complex Site Logistics: CF Chinook Centre’s size and the ongoing operations of its many tenants posed logistical challenges for equipment installation.
- Limited Space for Equipment: The equipment needed to be completely disassembled, moved into the mechanical room, and reassembled, which required an additional 180 hours of labor.
- Accurate Drawings and Coordination: Finding up-to-date drawings in the mall’s massive database and coordinating between numerous contractors and vendors was challenging.

Catch Engineering delivered a turnkey solution that addressed these challenges through:
- Accurate Bidding and Planning: Experience and knowledge of similar projects ensured that the bid was precise, and there was no need for additional change orders.
- Installation of CHP Units: Two CHP units—one 150kW and one 200kW—were installed on schedule and within budget.
- Innovative Logistics and Coordination: Crystal Movers were engaged for equipment transport, and the building’s preferred vendor handled mechanical work, ensuring seamless integration with existing systems.
- iBridge Communication System: This system was installed to facilitate communication and control between the new units and the mall’s electrical infrastructure.
The project resulted in significant environmental benefits and operational improvements for the mall.
